Our tips for a successful house sale or house purchase

Take your time when making your home buying and selling decision. Clarify the most important questions in advance. We will be happy to provide you with information here on the topic of change of ownership and management in the context of a house sale and purchase.

You should take note of the following information concerning your house sale

A change of ownership takes place when a house has been sold. A change of manager is when there is a change in the responsible administration of the property by an appointed property manager.

The easiest way to notify us of a house sale is to use our form. We will then contact the new owner/property management and clarify a possible transfer of contract.

Important for you: If the new owner does not agree to the transfer of the contract, the contract between you and techem Techem must be terminated on your part if you wish to terminate the contract prematurely. This may still result in costs for you. Please do not hesitate to contact us. We will help you to find a good solution.

Who is responsible for the current billing? The new owner is already responsible for billing for the current billing period. As the previous owner, you must provide the new owner with all the information and documents required to prepare the statement for the current accounting period.

Have bills from earlier periods not been paid? If so, please send us the cost and user data for such periods as soon as possible or transmit the data to us via the customer portal. We will then be happy to prepare the outstanding statement(s) for you.

Do you have rented acquisition devices from Techem in your property? We will contact the new owner and clarify whether the new owner wants to take over the existing lease contracts and continue to have us prepare billing for the property. If the new owner decides against this, we will contact you to discuss the further procedure of the option of an early termination of the contract (e.g. deadlines and costs, if applicable).

You have the option of agreeing directly in the purchase contract on the assumption of the contracts with Techem by the new owner. Ask your legal advisor/notary to advise you on this. You will thus be able to avoid additional costs that may arise for you due to possible premature termination of the contracts.

The preparation of the annual heating bill is one of the tasks that will occupy you as a new owner. We will be happy to assist you with this. The seller has already commissioned us to record and prepare the annual heating cost statement. You can take over this agreement on the statement preparation and thus continue to use our know-how of around 70 years of heating cost statement preparation and with over 11 million apartments for which we prepare the statements.

As a rule, rental agreements also exist for the installed recording devices, such as heating cost allocators, (hot and cold) water meters, heat meters and, if applicable, smoke alarms. Additional information on the devices can be found here. In general, a distinction is made as follows:

  • Equipment rental: Equipment can be rented from us. The annual costs can usually be passed on to the tenants. For the duration of the rental agreement, we ensure that the equipment is kept ready for operation and that the calibration requirements are met. You also do not have to take care of the maintenance of the devices or the notification to the calibration office. We take care of that for you.
  • Purchasing of the devices: Devices can also be purchased. These investment costs cannot be passed on to the tenants. The devices you purchase remain your property and therefore the responsibility for operational readiness and compliance with the calibration obligation remains with you.

Your tenants are entitled to an annual, consumption-based heating cost statement. This must be provided to tenants within 12 months of the end of the billing period (usually the calendar year). You can see what this looks like and how we support you here.

Tenants must allow the installer access to the apartment to make installations or repairs. Likewise, the meter reader must have access to each apartment, unless you opt for our modern, cost-effective wireless technology. In that case, it is no longer necessary to enter the apartments to read the meter.
