Techem tenant information on remote reading and data protection

Saving energy conserves valuable resources and makes a decisive contribution to climate protection. That is why the EU states committed to greater energy efficiency with the Energy Efficiency Directive (EED) adopted in November 2018. As part of this directive, energy consumption in residential buildings is also to be reduced. One of the tools for this is the intra-year consumption information. The idea behind it is that tenants who regularly receive clear information about their energy consumption can take countermeasures in good time if consumption is too high. They can thus save energy and costs and make an important contribution to climate protection. To enable you and them to receive this and more information and services, Techem is gradually equipping apartments with wireless meters and heating cost allocators that can be read remotely. Your data remains protected in the process: The devices send the data securely encrypted and it doesn’t leave the house without your consent, unless this is necessary for billing or legally required consumption information. Energy saving tips for tenants

Saving heating costs made easy – with our energy-saving tips for smart heating: 

  • Use smart thermostats: Let the thermostat take care of the heating. With smart devices, you can set a timer to determine when it’s warm in your rooms. You can even control them via smart home and your smartphone to save even more energy. 
  • Bleed the radiators properly: If the radiator gurgles, it should be vented immediately. To do so, turn up the radiator, hold a container under the valve and open it slowly. Now let the air escape until water runs in, then close the valve again.
  • Keep your radiators clear and insulate properly: If heat accumulates, the room will not be warm. Therefore, keep two hand widths of space between the radiator and surrounding objects (furniture, curtains). Insulation behind the radiator that is easy to install also helps to prevent heat losses. 

You can also save heating costs by choosing the right room temperature. With our energy-saving tips, you heat the room to the right temperature and then maintain it: 

  • Know the optimal room temperature: There is a recommended temperature for each room. In the living room, children’s rooms and the bathroom, this is between 20 and 22 degrees. This corresponds to level 3 to 4 on the thermostat. For the kitchen, 18 to 20 degrees is recommended. Since people spend less time in the bedroom and hallway during the day, these rooms may be kept colder: 17 to 20 degrees in the bedroom, 17 to 18 degrees in the hallway. The same applies to the WC, which is sufficiently heated at 16 to 19 degrees (level 2 to 3 on the thermostat). As a general rule, rooms that are used irregularly should not be heated continuously. A minimum temperature of 16 degrees is sufficient. 
  • Do not heat when you are absent: the heating can be turned down when no one is home. This will save you unnecessary heating costs. However, turning it off completely is not worth it, because heating up a cold room completely is proportionately more expensive. At night, the apartment may be kept significantly cooler than during the day. The heating can be turned down to 17 to 19 degrees with a clear conscience. 
  • Close the doors to the rooms and the shutters: Heating infrequently used rooms adds no value, but wastes energy. Therefore, keep the doors to these rooms closed so that air from warmer rooms stays inside them. Shutters and curtains improve the insulation of windows and thus save energy. If they are closed at night, this avoids up to 50 kg of CO₂ a year. 

You can save energy by ventilating properly. We have compiled the most important rules for ventilation for you in our energy-saving tips:

  • Ventilate several times a day with the heating off: Shock ventilation is the best method for a pleasant indoor climate. Just before airing, turn off the radiator at the thermostat head and open the windows wide. A few minutes are enough. Fresh air enters the apartment without losing too much heat. Then turn the heating back on after airing.

  • Seal the windows and doors: Leaky windows or balcony doors allow warm air to escape. If you suspect this, a professional inspection by an energy consultant can help. Or simply hold a candle in front of the window joints: If the flame flickers, there is probably an unwanted exchange of air. The joints should then be resealed. A “draft stopper” also helps against drafty apartment doors and costs only a few euros.

  • Pay attention to maintaining the right humidity: The humidity in your rooms should be between 40 and 60 percent. Humid air feels warmer than dry air, so slight humidity reduces the need for heating. To increase humidity, you can 1. Dry laundry in the room, 2. Air the rooms regularly, and 3. Use plants and humidifiers to create a comfortable indoor climate.

Did you know that a large part of your energy consumption is for hot water? Water incurs costs on an ongoing basis. It pays off for you to take a closer look here because you can easily reduce costs with our water-saving tips: 

  • Keeping the faucets in good shape: A dripping faucet is not only annoying, but also uses between 1,000 and 2,000 liters of water a year. You can avoid these costs with just a few simple steps. And if you install an aerator when you repair the faucet, you’ll also save water and money. These small attachments reduce the flow rate without this being noticeable when washing your hands (or showering). The purchase usually pays for itself within a short time.
  • Make use of household helpers: Dishwashers or washing machines also consume water. But all appliances now have functions for saving water and energy. With these, a fully loaded dishwasher needs significantly less energy than if you do the dishes by hand. So you not only save time and money – in addition, the machine does the unsightly work. And if your machine doesn’t have an energy-saving program, it’s time to replace it. After all, old appliances waste so much electricity and water that the new purchase will soon have paid for itself.
  • Know the Heating Costs Ordinance: The new Heating Costs Ordinance has been in force since 2014. It stipulates that a second heat meter must be installed if the heating system in the building provides heating and hot water at the same time. The second meter is used to record the energy required to heat the water. In the past, this was determined using a formula. The advantage for you as a tenant is that a more accurate distribution of the actual costs incurred between different tenants in the building is possible. At the same time, the installation of a heat meter creates the basis for legally compliant heating and hot water cost billing.
