Techem pushes ahead with extensive green contracting project in Eschborn
- Techem headquarters becomes a reference project for sustainable commercial real estate

Eschborn, August 7, 2025. The building sector is at the center of climate protection efforts worldwide, accounting for around one-third of global CO₂ emissions. Techem, a leading service provider for smart and sustainable buildings, is setting a good example; a comprehensive green contracting project to decarbonize its existing property is being launched at the company's headquarters in Eschborn. The aim is not only to modernize the building in terms of energy efficiency, but also to develop it into a reference point for sustainable commercial real estate. An important milestone has already been reached with the award of DGNB Gold certification – Techem is now aiming for the Platinum award. To achieve this, the building must be at least 65% CO₂-neutral in its operation.
As part of the project, the existing cooling system from 2001 will be replaced by two modern air-to-water heat pumps that run on the natural refrigerant propane (R290). With a GWP value of just 3, this has a significantly better carbon footprint than conventional refrigerants. The new heat pumps will take over both the cooling and heating of the building, depending on the weather. By using the cooling ceilings for heating, the system temperature can be lowered, further increasing the efficiency of the heat pumps.
Heat distribution tailored to requirements through various measures
Hydraulic balancing of the entire building will ensure that heat is distributed according to demand in future. In addition, all pipes will be insulated in accordance with the standards of the German Building Energy Act (GEG) to minimize heat loss. A photovoltaic system will be installed on the flat roof of the headquarters, which will contribute to the building's own power supply and further reduce its carbon footprint. The project covers a commercial area of 16,269 square meters. The planned heating capacity is 885 kW, and the cooling capacity is 969 kW. Annual heat consumption is 1,410 MWh, and cooling consumption is 359 MWh. The contract term for the new energy solution is 20 years.
A central element of the renovation is the integration of the digital boiler room (“Digitaler Heizungskeller”) – an innovative solution from Techem that uses digital sensors and intelligent analysis to enable continuous monitoring and optimizing of the heating systems. The new technology not only provides transparency regarding the condition of the systems, but also specific action recommendations to increase efficiency. This is another step towards climate-neutral building management, which will reduce energy consumption by an average of 15 percent.
“With this project, we are demonstrating how decarbonization can be implemented in existing buildings in a concrete and economical way,” says Matthias Hartman, CEO of Techem. “We are consistently relying on our own digital and data-based solutions and the use of artificial intelligence to reduce energy consumption, emissions, and costs.” The project is supported by federal funding for efficient buildings (BEG) and meets the requirements of the Building Energy Act. It therefore not only contributes to climate protection but also secures the long-term value of the property.
